How to make a property appealing to buyers

Selling your property is not as easy as it sounds, especially in today’s highly competitive marketplace. The most important thing is, as always, to be thorough in your ‘selling’ techniques and methods and to be comprehensive in showcasing every aspect of your home. Here are our tips for making your property look appealing to buyers.

First off, start with some decorating and cleaning up and go through the whole house to make every part seems nice and attractive, both the exterior and interior; trim the bushes and mow the lawn, collect all the clutter which may be lying around, pick up all the rubbish, touch up any frayed paint, clean the windows, declutter the rooms so they seem bigger, repaint walls which need repainting, get rid of furniture bits which are old and frayed, open the curtains to let the light in. Do everything possible to make your property look more appealing to buyers by working on the general aesthetics.

Once you’ve done that, it’s time to present your property, which basically means taking pictures. This should be done with a lot of thought put into it; open all the curtains, wait for a sunny day to take the photos, take furniture out of rooms so that they seem bigger, think about the different angles which would showcase certain rooms better, maybe even hire a professional photographer if the estate agent cannot provide one. Do everything in your power to take the best pictures possible, because, ultimately, it is these which will make your property seem more appealing to buyers and bring people to your door.

Then, once you’ve dealt with the visual aspect of the property, work on the functionality so that once you have prospective buyers you will not be let down by little details; make sure that there are no leaking taps, that the drains are clear, all the power outlets work, that the handles on doors and cupboards are tight, that the toilet seat is secure, that all the windows close properly, that all the light bulbs work, the list is endless. There are many different checks you can do to make sure that your property is more appealing to buyers by way of making sure ‘everything works’.

Finally, it’s time to think slightly outside the box and go the extra mile, and there are many things you can do for this in making your property seem more appealing to buyers. Since we live in the visual age and we are part of the Youtube generation, then the most obvious thing would be to make a video; do a walk-through of the property, wander around outside, maybe even make a short compilation video of the highlights of the area, the parks, the schools, the shops and restaurants, include everything that you can possibly think of which would make your property and the area around it seem more appealing to buyers.

Once you’ve done all this, you should be ready to start marketing your property, and the most important thing of all is to use all the work you’ve done, which basically means go extra-large on the visual, lots of photos and lots of videos. Make sure you put some effort in making your property seem more appealing, and you will reap the benefits.

Whether your using a traditional estate agent or an online estate agent, you should be given the option of enhancing your property exposure through the suggested visual aspects. Its worth paying that little bit extra for!

You can do most of the above yourself, if you’ve chosen a competent estate agent then the above should already have been suggested to you at stage one!
