        Meta Ads for International Property: What Actually Works in 2026

        Nobody wakes up in Manchester having decided to buy an apartment in Alicante. The demand for an overseas home is created, not captured, which makes Meta a fundamentally different channel from search and explains most of the disappointment we see when developers run it.

        Search advertising reaches people already looking. Meta reaches the far larger group who would be interested if they knew you existed. Run it like search, expecting an enquiry from the first ad a stranger sees and it looks expensive and ineffective. Run it as a funnel and the arithmetic changes completely.

        You are building demand, so you need the whole funnel

        Cold. Interest and lookalike audiences by source market, shown property-led creative that stops the scroll and introduces who you are.

        Warm – Retargeting the people who engaged, watched the video or visited the site. They know you now, which is a different conversation.

        Hot – The people who opened a form, started an enquiry or viewed a specific development, followed up while they are still thinking about it.

        Miss the middle and the cost per lead climbs while quality falls, because you are asking someone to enquire about a life-changing purchase from a cold start.

        The gap we see most often is retargeting. Listing viewers and video watchers are the warmest audience a developer owns and the one most frequently left untouched, which means paying cold prices to reach people who were already interested.

        Housing restrictions apply to you too

        Property sits inside Meta’s Housing special ad category. Advertisers must self-identify into the category and run those ads with approved targeting options only (Meta Advertising Standards). Age and gender narrowing go and detailed targeting is cut back.

        Many international property advertisers built their audience strategy before these restrictions and are still running as though nothing changed. If your campaigns rely on narrowing that is no longer available, the account may be reaching a far broader and less relevant group than the setup suggests.

        The workaround is not a clever targeting trick. It is better creative and better audience seeding, which is a slower answer but the honest one.

        Assume the phone, then check your own numbers

        We analysed 184,732 Google Ads clicks across the property accounts we manage between June and August 2026. 80.3% came from a phone. Meta is its own platform, but paid search is where device data can be read cleanly and the direction is unambiguous.

        This one surprises people in international property, where the assumption is that a buyer committing several hundred thousand to an overseas home does that research at a desk. The destination of your ads is being judged on a small screen, which is worth remembering before signing off a landing page on a large one.

        Lead forms or landing pages

        This is the decision that most changes what your sales team’s week looks like.

        Instant forms produce more leads at a lower apparent cost. They also produce leads who gave you a phone number in two taps while scrolling and a diary full of unqualified calls is not a win when a salesperson’s time is the scarce resource.

        For a high-value overseas purchase we usually lean toward a landing page and where lead forms earn their place we add qualifying questions and accept that volume drops. Which is the point.

        Six questions to ask about your own account

        • Are you running all three stages, or only cold? – If everything is prospecting, you are paying full price for every impression.
        • Is anyone retargeting your listing viewers? – They are the warmest audience you own.
        • What are your lookalikes seeded from? – A lookalike built on page likes finds people who like pages. One built on converted buyers finds buyers.
        • Is creative and messaging different per source market? – One English campaign for everybody is the most common structural shortcut.
        • How many of your leads reach a real conversation? – Not how many leads. How many conversations.
        • Have you reviewed targeting since housing restrictions applied? – If the answer is no, the campaign may not be doing what the setup says it is.

        What to expect

        Slower than search to produce enquiries, because you are creating the demand rather than collecting it. On a modest budget we would run one source market properly through a full funnel rather than spreading thin across several and we would say so plainly rather than promising coverage we do not think works.

        The account should be judged on enquiry quality and pipeline rather than on how quickly an ad set left the learning phase.

        Common questions

        Why not just run ads straight to an enquiry form?

        Because you are asking a stranger to enquire about a life-changing purchase from a cold start. Warm them first and the same budget produces better leads at a lower cost.

        Which markets should I target?

        The source markets your buyers actually live in, each with its own audiences and creative, seeded where possible from people who have already converted rather than from general interest lists.

        How quickly will it work?

        Slower than search, because demand creation takes longer than demand capture. Judge it on enquiry quality and pipeline rather than on early cost per lead, which is usually at its worst before an account settles.

        Are lead forms worth using?

        Sometimes, with qualifying questions attached and the expectation that volume will fall. Cheap leads that never reach a conversation are not cheaper than fewer good ones.
